Index RED ® - indicator of trends in prices

One of the most important moments in placing the property on the market is determining the price at which the property is sold, respectively rented, as well as determining the moment at which the property is placed on the market. Given the need to ensure the greatest expertise in determining the fair market value of real estate as well as the most accurate estimate of future market developments, it was necessary to create a tool which is able to perform both functions required. Based on long-term monitoring of the market in various commodities in the region, subject of our interest, based on its subsequent analysis and taking into account the realized and potential business, Real Estate center RED has created RED ® Index, which reflects the real market price of commodities in the current period, which can be used to predict market trends in selected commodities with minimal deviation. This tool ensures maximum expertise in determining the fair value of real estate, respectively in preparing forecasts of the real estate market in a defined region. It also takes into account the mood of the local market and potential fluctuations in the microenvironment, which on a national scale may not show at all. Using the RED ® Index can adjust sale price, respectively rent in order to avoid underestimation or overestimation of the property being unsuitable, while ensuring that the owner had assured that your property receives the actual fair market price. Also, based on market trends, the owners can choose the best time to sell, respectively rent their property.

Index RED₁₀₀

With this indicator you can follow the evolution of housing prices in the selected region, in our case in Zilina, to determine the current average market price of the apartment, as well as the prognosis for the coming period. The value of the index reflects the average market price per m2 of apartment located in Zilina in the period. To ensure the elimination of anomalies there are no new apartments or apartments, which prices vary because of their handicap at a significantly lower level than the average price included in the studied group of apartments. Due to the different parameters which are used in the RED ® Index calculations, it is possible to calculate the index for any group of selected apartments by location, structure, and the state.  Index RED₁₀₀ is the most comprehensive indicator as the basis for the calculation of all types of apartments are well represented here and all districts of Zilina are represented here as well. This kind of index also accurately monitors market developments in the region. Number 100 means that the calculation used data from at least 100 apartments. Below we offer a graphical representation of the evolution of prices of flats in Zilina in the last three years.

INDEX RED_100/50

With this indicator you can follow the development of rental prices for office and retail space in the heart of Zilina, to determine the current average market price for rental of office and retail space, as well as the prognosis for the coming period. The value of the index reflects the average market price per m2 of office and retail space located in the heart of Zilina in the period. To ensure the elimination of anomalies there are no new buildings included in the studied group of office and retail space. Index RED_100/50 is a specific indicator as the basis for the calculation is made of the office and commercial premises of all types, but only reflects the location of center of Žilina. Number 100/50 means that the calculation uses data from at least 100 offices and 50 retail premises. Below we offer a graphical representation of price developments and commercial office space in Zilina in the last three years.

Index RED_HYPO

Pre potreby sledovania vývoja úrokových sadzieb hypotekárnych úverov zaviedla spoločnosť RED, s využitím údajov Národnej banky Slovenska, Index RED_HYPO, ktorý vyjadruje priemernú úrokovú sadzbu úverov poskytnutých za účelom kúpy nehnuteľností určených na bývanie. Jedná sa o úvery poskytnuté komerčnými bankami pre obyvateľstvo v rámci Slovenskej republiky. Index RED_HYPO vychádza zo štatistiky Národnej banky Slovenska a vzhľadom na množstvo údajov, ktoré je potrebné spracovať, sa spravidla vzťahuje na obdobie dva mesiace pred jeho zverejnením. Tento štatistický údaj nezohľadňuje štátny príspevok, ani štátny príspevok pre mladých. Taktiež v ňom nie je zahrnutá ročná percentuálna miera nákladov. Index RED_HYPO ako jediný z indexov skupiny RED nie je zameraný len na oblasť Žiliny, ale zahŕňa celé územie Slovenska.

Index RED_NB 

Index RED_NB vyjadruje počet všetkých nepredaných nových bytov v Žiline v sledovanom období. Údaj, ktorý index vyjadruje sa vzťahuje vždy na obdobie kalendárneho mesiaca, ktorý predchádza mesiacu, v ktorom je index uverejnený.
